We will research loan offers based on information provided to us by you in your initial consultation.

  • We will liaise with your Real Estate Agent and / or Solicitor; arrange a copy of your contract of sale in order that we can ensure that we meet all contractual deadlines.
  • On receipt of your purchase contract we will review details and ensure that deposits are arranged as required.

  • We will review all of your information and advise you if we require any further documentation from you.
  • We may forward you some lender forms to sign in order that we are in a position to formalize your loan offer. (Depending on how your deposit is to be paid we may forward you the required deposit bond application to sign so that once your loan is formally approved we can attend as necessary). Please sign and return as soon as possible
  • We will package your loan application, all necessary documents and submit to your lender for full formal assessment. This will be based on your individual requirements, the most appropriate structure for your present position and your future goals whilst taking into account various lenders credit criteria. You may be contacted by a registered independent valuer who will require access to all properties you presently own that are offered as security for the loan.
  • We will make the necessary arrangements to have the valuer inspect the property you have contracted to purchase.
  • We will be in touch regularly with your lender ensuring that all lender conditions are met. This process on average takes approximately 1 week.
  • We will forward you the necessary forms required to put in place any insurances you may need such as Landlord Protection Insurance (if not arranged during your initial consultation) Please sign and return. We will arrange an obligation free insurance quotation to protect your biggest assets – you and your income.
  • When you receive your copy of the contract of sale please ensure that you check all details are correct – paying particular attention that your FULL legal name is stated and there are no spelling errors. If any details are incorrect please alert us immediately.
We will review that approval and ensure that all areas are in order.

  • We will forward a copy of the loan approval to your Solicitor / Conveyancer in order that various contractual obligations can be met.
  • If your new structure involves refinancing we will ask that your legal representative attends as necessary.
  • We will follow up with your lender and ensure that your loan approval documents are forwarded to you in a timely manner.
  • We will liaise with your Solicitor and Lender confirming settlement date.
  • We will forward you with the details of your loan approval, the structure and the various benefits of your tailored lending package in plain English.
  • If your deposit was payable via deposit bond we will make the necessary arrangements and have the original bond forwarded to your legal representative.
  • You will receive the lender’s loan approval documents. Please ensure that you read, sign and return in order to satisfy all contract requirements e.g. settlement being effected on time.
  • Don’t forget to celebrate – just a little….

  • We will arrange for a quantity surveyor to inspect your property and prepare your individual quantity surveyors report. *
  • We will put in place landlord insurance and pay the first year’s premium.*
  • We will provide you with the important information you require about your lender- how to register for internet banking / phone banking etc.
  • You will need to provide your property manager with your account details so they can deposit your rental income to the correct account.
  • Provide your pay office with your new account details so that you can commence your accelerated loan reduction program.
  • We will forward to you your quantity surveyors report.
  • On receipt of your quantity surveyors report its time to complete your application to vary your income tax. We do recommend that your accountant go over this with you. Please ask us for a recommendation if you do not have an accountant.
